We are a private lender here in Chicago that provides funding for real estate developers to acquire and rehab properties only in Chicago. We have have the minimum amount of risk since we can monitor the properties and the development frequently. Right now the demand for this funding is so high that there is a backlog. We are looking for investment through JV partnership so that we can use the investment to provide more funding and in return we split the profits, origination points, and interest payments. We have a track record of providing 15-25% ROIs to the investors for the last 6 years. The ROIs are strong because the loans they provide are typically paid off in 3-4 months allowing the invested capital to be loaned out 3-4 times a year. Example; 500K investment into the JV 20K paid to investor every time the amount is lent out ( half of the typical origination points) 5K paid monthly ( half of typical interest payment) End of year amount 600K if money is lent out only twice.
